The scheme proposes the delivery of 136 new homes along with access, car parking, landscaping, play areas and open space for the whole community to enjoy.
A planning application is currently being prepared where Spitfire Homes are seeking full planning permission for residential development of the construction of 136 dwellings, access, realignment of farm shop access road, drainage infrastructure, landscaping, play area, public open space and associated works and outline planning permission (with access) for 3 self-build plots. This type of application means full details will be provided for our proposal for the construction of 136 homes and only some details will be provided for the self-build plots with more details to be provided at further planning stages known as reserved matters.
The provisional site layout shows residences laid out to front onto a combination of proposed residential streets and farmstead court areas. The residential streets wind through the site to create varied street scenes and charming character areas throughout.
Each home will have their own private garden space along with allocated car parking spaces.
Proposed vehicular access will be from the existing access to the farm shop on Balsall Street. This access will be upgraded to accommodate the new housing. The new residential streets within will also be accessible by pedestrians and a footpath link will provide a connection to the existing public right of way. Pedestrian and vehicular access will also be available through the site to the Oakes Farm shop.
As part of Spitfire’s ongoing commitment to sustainability, the proposal will seek to retain existing trees and hedgerows on site which will be enhanced by additional landscaping, including areas of orchard planting to create a carefully considered landscaping scheme.
The proposed development will seek to contribute positively towards ecological enhancements and the achievement of 10% Biodiversity Net Gain on site.
Every Spitfire home is built with sustainability in mind, and this collection is no exception - each property will include solar panels, battery infrastructure, air source heat pumps and electric vehicle charging points as standard.
We would like to confirm that although the development is proposed to the front of Oakes Farm Shop, the shop will remain fully open throughout the construction period and after the completion of the development. Every effort will be made to keep disruption to a minimum to ensure continued access and service for its valued customers. The farm shop remains an essential local facility for the people of Balsall Common and the surrounding areas, and we are committed to maintaining its operation.
